Los Angeles is one of the most termite-prone metropolitan areas in the United States. The region sits in a USDA Very Heavy termite pressure zone, meaning structural risk from termite damage is at the highest possible classification. Two distinct termite species thrive in LA:
Drywood Termites live inside the wood they infest, requiring no contact with soil. They swarm primarily in late summer and fall (August–October), when winged reproductive termites fly to new locations and start new colonies. Common signs include small piles of hexagonal fecal pellets (frass), hollow-sounding wood, and discarded wings near windowsills.
Subterranean Termites live in soil and travel up through mud tubes to reach structural wood. Western subterranean termites are active year-round in LA's mild climate. They build distinctive mud tubes along foundations, walls, and piers. Because subterranean termites can enter through cracks as thin as 1/32 inch, any structure with wood-to-soil contact is at risk.
LA homes built before 1980 — especially wood-frame homes with crawl spaces — carry the highest termite risk. But newer stucco and concrete structures are not immune: drywood termites can enter through roof vents, attic openings, and window frames. Step 4 — Post-Treatment Report: California requires a written Completion Notice (NOC) for all termite work, documenting what was treated and how. We provide this documentation.
Step 5 — Follow-Up Monitoring: Bait station programs require quarterly monitoring visits. We schedule these and notify you if activity is detected.
